Job description

Our client is looking for a hands on Maintenance Manager to lead a team of four engineers, ensuring that our portfolio of 77 high end apartments are maintained to a high standard. The successfully candidate will have good technical knowledge and a big part of the role will be leading projects. They will be well versed in progressing PPM schedules and ideally will be confident in using systems such as Knowcross and Propman. Proven experience of leading and motivating a team is essential, a multi-site background would be a benefit.

  • To effectively manage all contractors on site, ensuring that they meet standards and that the work is completed in line with the brief.
  • To carry out regular inspections of the property and to ensure all observations are actioned and appropriately managed including maintaining all the building services, apartments, fitments, structure and finishes to the buildings and grounds.
  • To monitor, record and where appropriate issue tasks from the in-house/contractor PPM schedule including but not limited to fire alarm servicing and testing, BMS, emergency light testing, ladder schedule.
  • To be responsible for all record keeping e.g. plant testing, health & safety and operation & maintenance manuals to ensure full compliance with company and statutory procedures.
  • To assist and cover the work of maintenance engineers when required to ensure that services and standards are continually maintained to a consistent high standard.
  • To seek value for money when procuring goods and services working in close liaison with procurement, obtaining quotes for planned maintenance works and raising purchase orders to ensure cost is authorised prior to commitment.
  • To liaise with GM, Head of Facilities, Group Facilities Supervisor, Financial Controller and other members of the team.
  • To prioritise, and effectively project manage any planned works which need to be carried out.
  • To be an integral part of the annual forecasting & budgeting process, which includes compiling costings for planned maintenance, engineering supplies, in-house projects, spares list and service charge budgets (where applicable).
  • To record and manage the monthly utility costs
  • In effectively manage the maintenance budget
  • To oversee an effective spares and stores facility to cover the majority of breakdowns on site i.e. Miele/Siemens consumables, PRV spares, replacement lamps & bulbs, salt for softener, plumbing/mechanical/electrical parts to ensure minimal plant down time.
  • To co-ordinate planned and reactive maintenance including PPM programmes, monitoring and issuing tasks from the contractors PPM servicing schedules and ensuring plant and equipment is serviced to manufactures' recommendations to minimise breakdowns and increase service life.
  • To have the responsibility for all Health & Safety matters relating to premises and contractors.
  • To ensure compliance with Fire, Health & Safety regulations, develops emergency plans, co-ordinates planned evacuations.
  • To work closely with the Health & Safety Co-Ordinator(s), meeting on a monthly basis to review Fire, Health & Safety best practices and manage the annual Health & Safety audit.
  • To liaise with Police, Fire Brigade, local authorities and utility companies on all aspects of security, fire and safety and provision of utilities and to ensure all appropriate action is taken in the case of a break-in, theft or fire in conjunction with the General Manager(s).
  • To performance manage direct reports with particular emphasis on working standards, appraise and use Talent Toolbox on an on-going basis to record details; all admin requirements are complied with including monthly payroll; knowledge and compliance of all relevant health & safety guidelines and good working practices; apartment check-lists are completed in full for all arrival apartments; security and integrity of the building and its guests; general colleague appearance and workload.
  • To ensure the technical training and development needs of the maintenance team are met i.e. AC training, under-floor heating, BMS training etc. to ensure that all colleagues have competence on technical equipment.
  • To co-ordinate the call out rota, ensuring a response to emergencies on a 24 hour, 365 days basis enabling maintenance cover to minimise disruption.
  • To oversee an effective environmental policy; ensure that the BMS and under-floor heating system is monitored and adjusted i.e. Summer/Winter change over, adjustment of set points and clearing alarms to ensure energy savings and minimise plant down time; waste management.
  • To undertake other duties and tasks that from time to time may be allocated to the jobholder that are appropriate to (the grade of) the job
  • To comply with all relevant internal rules, policy and procedures, including those relating to Health and Safety, Data Protection etc., and all those contained within the issued Colleague Handbook
  • To contribute fully as a member of the company's Management Team.
