Eden Brown has been appointed by one of London's leading workplace design and build fit-out specialists to find a Preconstruction Manager take responsibility and to successfully manage PreConstruction of multiple projects efficiently and to a high standard.

They specialise in complete workplace consultancy, delivering services from single office relocations to comprehensive design and fit-out, workspace planning, refurbishment, and interior branding. Their clients trust them to create bespoke and sustainable workspaces.

Role overview

This role requires a self-starter with the potential to take responsibility and to successfully manage Preconstruction of multiple projects efficiently and to a high standard.

Experienced within a fast-track workplace Design & Build environment is crucial to be able to make accurate 'on the spot' decisions.

You will be an integral part of the team, targeting winning of projects, providing Preconstruction services including costing, contractual support, programming, Health and Safety Sustainability and design management. Possess the skills to manage multiple projects and priorities effectively and be the primary point of contact for client Pre-Construction queries.

Key Responsibilities:

Costing / Estimating

Develop a comprehensive, accurate and competitive Cost Sum Analysis (CSA), for project submission.Where possible, tender packages to multiple suppliers to ensure competitive rates.Engage with Supply Chain and Incumbent Contractors early in the process to ensure coordination between design and trades.Collaborate closely with internal and external stakeholders, to prepare an accurate program and ensure cost alignment with design development.

Design and Design Management

Good understanding of Design and the Design process.Manage, with the Design Director / PD, the design to ensure timely production of designs through a tender design release schedule.

Building Services (MEP&S) Design

Manage the production and coordination of the MEP&S design.Focus on competitive design and coordination with other trades e.g. ceilings and partitions.

Supply Chain Management including Subconsultants

Manage the Supply Chain in the preparation of the CSA.

Building Control

Liaison with Building Control to ensure early Plan Check has been undertaken.Ensure occupancy compliance with regards to Building Limiting Factors: Fresh Air Provision, Toilet Provisions and Means of Escape.

Programme, Risk and Procurement Schedules

Prepare a Preconstruction Programme.Work with Construction team to produce a Construction Programme highlighting key dates.From the Construction Programme prepare Procurement Schedule

Health & Safety

Possess good understanding of Construction Health and Safety.Prepare H&S documentation for handover to Construction Team.

Clients / Client Teams

Be an integral part of the Pitch Team building strong relationship with the Client / Client Team (Project Managers PM's, Project Quantity Surveyors PQS's).Ability to manage multiple projects and priorities effectively.

COMPANY

An industry leading honest, reliable and innovative Luxury Refurbishment Fit Out Contractor who are renowned for delivering super luxury and bespoke Fit out and refurbishment projects are on the market seeking multiple Construction Managers to join their team due to securing the next phase on one of the most iconic luxury hotels in the world.

They are fully committed to providing innovative solutions to meet their clients needs, they work closely with their clients and other stake holders when delivering Super high end refurbishment projects.

They are looking for a Construction Manager with a stable track record from a high end background, ideally with experience refurbishing luxury hotels to join their delivery team on this iconic project.

THE ROLE:

The successful Construction Manager will be reporting to the project lead on the delivery and handover of super high end luxury suites in a live hotel. You will provide much needed support to the team whilst developing your own skills and experience as part of your career progression.

This is a major project over £100m being released in multiple phases including suite refurbishment , roof extension, development of presidential suites amongst other elements including restaurants, bars etc Duties will include but not be limited to:-Plan and organise the works drive the team

Read drawings, push programme , on site pushing the contractors to achieve deadlinesManage site set-up ensuring Standards are met and maintainedMaintain a professional and productive working relationship with sub-contractor management and operatives and notify Line Manager regarding any issuesDevelop, monitor and control the strategic and detailed construction programming for the projectAttend all project meetings and action items identified within the minutes as necessaryContribute to the production of Progress ReportsManage the RFI, CVI, Information Required, and Technical submittal processes and procedures for the projectContinually review and manage sub-contractor resources at a suitable level to meet the demands of the projectCarry out daily snagging inspection walk rounds, snagging sheets issued weekly by each sub-contractor at weekly coordination meeting.Hold regular sub-contractor coordination meetings on a weekly basisWork with the team to deliver Defect Free in its entirety on all projectsCarry out a regular review of agreed prelims expenditureIssue corrective action notices as necessary to maintain subcontractor performance and on site standards and notify the Commercial Manager of any potential contra-charges.Take responsibility for site level health, safety and environmental management in accordance with the approved processes and procedures.Build long term client and professional team relationships based on the successful delivery of projects.Quality, Health & Safety & Environmental management
