About You:
* Degree-qualified in Building Services, Mechanical Engineering, or related field.

Integral part of the BU team, targeting winning of projects, providing PreConstruction services including costing, contractual support, programming, Health and Safety Sustainability and design management. Possess the skills to manage multiple projects and priorities effectively and be the primary point of contact for client Pre-Construction queries

Key Responsibilities (Happy to train and develop skills as long as strong surveyor / estimator):

Costing / Estimating

Develop a comprehensive, accurate and competitive Cost Sum Analysis (CSA), for project submission.
Where possible, tender packages to multiple suppliers to ensure competitive rates.
Analyse all tender returns to prevent scope gap and to ensure tender compliance.
Coordinate site visits with Supply Chain to carry out surveys and gain full understanding of site conditions.
Source all as build information for project and issue to internal team, Supply Chain and Incumbent Contractors

Design and Design Management

Good understanding of Design and the Design process.
Manage, with the Design Director / PD, the design to ensure timely production of designs through a tender design release schedule.
Drive a statutory compliant, ER compliant and competitive winning design.
Periodicity Issue design updates/changes the supply chain to update their technical drawings and or quotes.
Periodically update the costs through the design development phase of the project to issue to client and clients professional team.
Quickly flag internally errors in the design or potential cost increases.
Sanity check the design to ensure buildability.

Building Services (MEP&S) Design

Manage the production and coordination of the MEP&S design.
Evaluate the technical aspects of the Project.
Focus on competitive design and coordination with other trades e.g. ceilings and partitions.
Manage design coordination with Landlord Incumbent Contractors (Fire Alarm/Sprinklers) and Client Direct Suppliers (AV/Furniture).

Supply Chain Management including Subconsultants

Manage the Supply Chain in the preparation of the CSA.
Special focus on the Subcontractors with design responsibility; MEP and Sprinklers, Acoustics, Building Services, Fire, etc.
Provide assessment of the performance of Supply Chain.

Building Control

Liaison with Building Control to ensure early Plan Check has been undertaken.
Ensure occupancy compliance with regards to Building Limiting Factors: Fresh Air Provision, Toilet Provisions and Means of Escape.
To be able to read and understand the buildings Fire Strategy document.
Ensure initial notice issued

Landlord, Statutory Authorities, 3rd Party Requirements, Incumbents

Liaise with and understand requirements of Landlords and Fit Out Guides.
Manage any Statutory Authority including Power (e.g. UKPN), Comms (e.g. Colt), Planning Permission, Listed Building Consent and Advertising Consents.
Prepare, negotiate and agree the Licences to Alter (LTA) with the Landlord / Landlord Professional Team.

Programme, Risk and Procurement Schedules

Prepare a PreConstruction Programme.
Work with Construction team to produce a Construction Programme highlighting key dates.
From the Construction Programme prepare Procurement Schedule

Health & Safety

Possess good understanding of Construction Health and Safety.
Prepare H&S documentation for handover to Construction Team.
Manage Client requirements in respect of Client's CDM responsibilities

Presentation

Prepare inputs into the Pitch Document.
Be part of the pitch team as the expert on Cost, Technical (MEP) Design, Project and Programme.
Effectively communicate project costs in a clear and straightforward manner, ensuring prompt and thorough responses to any inquiries.

Role Overview:
As the Senior Mechanical Engineer, you will ensure all mechanical plant installations and equipment within the group are maintained to the highest standards, adhering to manufacturer guidelines and current Health & Safety regulations. This role is 5 days a week in their head office at Canary Wharf with travel required to sites across London.

Key Responsibilities:
* Conduct routine maintenance on mechanical systems and equipment.
* Diagnose faults by observing equipment in operation and using precision instruments.
* Assemble, install, and repair piping systems, plumbing fixtures, and water drainage systems.

Experience & Skills Required:

* Generators, HVAC systems, air conditioning, water treatment, and plumbing installations.
* Proficient in reading and interpreting mechanical and basic electrical schematics.
* Experience using maintenance management software.
* At least 5 years' experience in a similar role, ideally within multi-site property management or facilities services.
* Practical knowledge of welding, fabrication, plumbing, and mechanical fitting.
* Excellent problem-solving skills with strong communication abilities.
* Ability to work both independently and within a team.
* Reliable, adaptable, and safety-conscious.

Qualifications:
* BSc/HNC in Mechanical Engineering or equivalent qualification.

Position Overview:

I am currently seeking a motivated and detail-oriented Assistant Quantity Surveyor to join their team. This role offers an exciting opportunity to develop your skills in quantity surveying within the fast-paced drylining sector, supporting project delivery from inception to completion on prestigious projects with Tier 1 clients.

Key Responsibilities:

Assist in the preparation and management of cost estimates, budgets, and forecasts for drylining projects.
Support the procurement process by obtaining quotes, analysing tenders, and liaising with suppliers and subcontractors.
Assist in preparing and submitting interim valuations, cost reports, and final accounts.
Monitor project costs and identify potential cost overruns or savings opportunities.
Support the measurement and valuation of works, ensuring accuracy and compliance with contractual requirements.
Maintain detailed and accurate records of project costs, variations, and contractual documentation.
Collaborate with project managers, site teams, and main contractors to ensure smooth financial and contractual processes.
Assist with risk management and value engineering initiatives.
Ensure compliance with company policies, health and safety regulations, and quality standards.

Requirements:

Bachelor's degree or equivalent in Quantity Surveying, Construction Management, or a related field.
Some previous experience or internships in quantity surveying or construction is advantageous.
Strong numeracy, communication, and organisational skills.
Proficiency in MS Office Suite familiar with industry-standard software (e.g., CostX, Bluebeam, or similar) is a plus.
Ability to work effectively both independently and as part of a team.
Enthusiastic, proactive, and eager to learn.

My client is a Forward-thinking Industry Leading D&B commercial office fit out Contractor who have a healthy order book and due to continued success and are looking to add an experienced and capable Project Manager to join their already successful team.

They are looking for an exceptional and aspirational Project Manager and will offer an excellent package including a progressive opportunity for the right candidate. They are specifically looking for someone to oversee a £4m commercial office fit out.

THE ROLE

The Project Manager will need to be capable of overseeing a Cat B project from inception to completion with support of the commercial team. Your duties will include but not be limited by:

* Overall responsibility for on-site projects from order stage to the completion of defects certificate
* Ensuring client satisfaction and quality finish to improve on customer relationships gaining further works
* Provide a proactive and highly effective service to clients
* Liaison with other team members in preparation of sub-contract orders cost comparisons and payments
* Cost reporting to Manager
* Ensuring that all projects are run in compliance with Health and Safety regulations and the general housekeeping on-site is as expected
* Attendance at site meetings including preparation of all information required
* Ensuring cost and waste control
* Assisting inefficiently in recording all cost variations and the swift conclusion of final accounts
* Be prepared to travel weekly to sites as required

CANDIDATE

My client is looking for a Project Manager to deliver a £4m Cat B project. The ideal candidates will have the following skills / experience: -

* Experience managing commercial fit out projects from inception to completion
* Track record working as a Project Manager with a D&B commercial office fit out contractor
* Excellent management skills

* Ideally professionally qualified
* Excellent stakeholder management skills

Role overview


General


- Build good relations with client and project team
- Ensure all aspects of the build process are satisfactorily completed on time, within budget and to the highest possible standard
- Carry out perfect delivery and produce snag free jobs
- Be able to run more than one contract at a time at varying stages
- Liaise with construction teams, landlords and clients
- Management of site manager and site teams on your projects
- Oversee all aspects of build process and monitor build quality on site
- Co-ordinate contractors and designers, bearing in mind specification and costs
- Visit each live site at least once per week
- Have a clear understanding of standard work practices / relevant BS standards and codes
- For each project you will complete pre-contract work including the following - building survey analysis; Building Control / Section 20; design coordination; dealing with all aspects of tender submissions; producing budget from detailed costings; master programme; executive summary cost / per sqft price; issue landlords submission pack; cover off all aspects of Health & Safety plan; issue planning applications; test costs via sub-contractors; deal with all contractual issues and produce contract pack.

- Maintain perfect site set up standards at all times
- Ensure compliance with all statutory Health & Safety requirements in conjunction with the Group Health & Safety Manager

Pre-Contract


- Produce pre-contract and construction programmes
- Produce outstanding works / finishes schedule / micro programming

Financial


- Tendering and negotiation and procurement of all trade packages to ensure most cost effective solution
- Budget control on contract
- Valuations
- Variations - prepare, issue and agree variation orders for client sign-off
- Preparing project cash flow forecasts; maintaining positive cash flow on every project
- Cost reporting - issuing full financial statements to clients on a weekly basis
- Improving the gross profit on the contract and reporting GP updates to Directors
- Controlling the debtors and chasing payments in advance of due date
- Mitigating overspends
- Ensuring final account is agreed at practical completion


Administration / Legal


- Organise, chair and minute sub-contractor and client meetings
- Coordinate O&M documentation and certifications in conjunction with Contracts Secretary
- Understand standard contract terms, JCT, etc, and the provisions made within a contract
- Deal with defects at end of the defects / liability period
- Ensure PC Cert is issued and filed on the system at end of job


Skills/attributes required:


- A relevant degree
- Ability to work to tight deadlines; excellent time management skills
- Previous office interior construction experience
- Strong attention to detail, the ability to prioritise workloads, work under pressure and to your own initiative
- Ability to communicate and work effectively with colleagues and clients
- Ability to use MS Excel, Word, AutoCAD, Revit, BIM 360 and Projects
