Technical Services Manager - Commercial Fit-Out

An established commercial fit-out contractor is looking to appoint an experienced Technical Services Manager to join its London team.

This is an urgent requirement for a proven TSM / M&E professional with strong knowledge across both Mechanical and Electrical services and demonstrable experience delivering commercial fit-out projects.

The Role

Working alongside the project, design, commercial and construction teams, you will take responsibility for the coordination and delivery of building services across commercial fit-out projects.

Key responsibilities will include:

Managing Mechanical & Electrical packages from design through to completionCoordinating M&E subcontractors, consultants and project teamsReviewing technical drawings, specifications and design informationIdentifying and resolving M&E coordination and technical issuesManaging services installation, testing and commissioningEnsuring M&E works meet programme, quality and project requirementsWorking closely with clients, consultants and internal delivery teamsSupporting projects through commissioning, handover and completionEssential Requirements

Applicants must meet the following criteria:

Level 6 qualification in Mechanical or Electrical EngineeringStrong knowledge and experience across both Mechanical & Electrical disciplinesMinimum 10 years' industry experienceAt least 2 years' commercial fit-out experienceProven experience managing building services / M&E packagesStrong understanding of design coordination, installation, commissioning and handoverExcellent communication and stakeholder management skillsCommercially aware, proactive and solutions focusedCollaborative approach and comfortable working within a fast-paced fit-out environmentSalary & Package

£80,000-£90,000 + package

You'll work at the forefront of project acquisition and design development, reviewing technical solutions, supporting commercial teams and ensuring coordinated, compliant and buildable MEP packages are developed prior to contract award.

Key ResponsibilitiesLead the mechanical technical review of MEP packages from initial enquiry through to contract award.Review HVAC, ventilation, public health, drainage and plant strategies.Identify technical risks, design deficiencies, scope gaps and buildability concerns.Support tender submissions through technical reviews and contractor engagement.Work closely with estimators, commercial teams, consultants and specialist contractors.Review contractor proposals, technical submissions and design information.Develop value engineering opportunities and technical solutions.Participate in surveys, client meetings and design workshops.Produce robust pre-contract handover information for delivery teams.Support the continued development of technical processes and procedures within the business. Ideal BackgroundStrong mechanical building services experience.Previous experience as a Technical Services Manager, Building Services Manager, MEP Manager, Mechanical Project Manager or Preconstruction Manager.Experience within fit-out, refurbishment, commercial interiors, life sciences or complex construction projects.Strong knowledge of HVAC, ventilation and public health systems.Ability to review designs, specifications and technical submissions.Commercial awareness and understanding of tender processes.

This position would suit an electrical building services professional who enjoys influencing projects early, improving design quality, supporting bid teams and ensuring technical certainty before work reaches site.

Working alongside commercial, design and preconstruction teams, you will play a pivotal role in securing and de-risking projects across a diverse portfolio of commercial developments.

Key ResponsibilitiesLead the electrical technical development of MEP packages during preconstruction.Review electrical designs, specifications and employer's requirements.Assess LV infrastructure, power distribution, lighting, emergency lighting and specialist systems.Review fire alarms, security, access control, data and life-safety systems.Identify technical and commercial risks before contract award.Support subcontractor selection, technical interviews and tender reviews.Coordinate design development with consultants and contractors.Challenge designs to improve compliance, buildability and value.Support surveys, technical workshops and client meetings.Produce comprehensive technical handovers for operational teams.
