We are seeking an experienced and commercially focused Project Director to play a pivotal role in driving business growth while overseeing the successful delivery of workplace, commercial interior and design & build projects.
Reporting directly to the Sales Director, you will take ownership of opportunities from initial client engagement through to project completion, ensuring a seamless transition between sales, pre-construction and delivery teams. You will oversee the entire project lifecycle, providing strategic leadership to Pre-Construction Managers, Designers and Project Managers while maintaining exceptional client relationships throughout.
This is a high-profile leadership role requiring a commercially astute individual who can balance business development, project oversight and client management to deliver outstanding results.
Key ResponsibilitiesLead projects from initial opportunity through to successful completion.Work closely with the Sales Director to achieve and exceed revenue and profitability targets.Oversee and coordinate Pre-Construction Managers, Design teams and Project Managers throughout the project lifecycle.Build, develop and maintain strong relationships with clients, consultants and key stakeholders.Ensure opportunities are effectively qualified, costed and converted into profitable projects.Drive targeted gross profit margins and conversion rates across the project portfolio.Provide strategic input during bid, proposal and presentation stages.Identify opportunities to improve project delivery, client experience and operational efficiency.Monitor project performance, commercial outcomes and client satisfaction.Support business development initiatives and attend client meetings, networking events and industry functions.Ensure collaboration between sales, design, pre-construction and delivery teams.Act as a senior point of contact for clients throughout project delivery.About YouProven experience operating at Project Director, Account Director, Client Director, Operations Director or senior project leadership level.Strong commercial understanding of design & build, workplace, fit-out, construction or property sectors.Demonstrable track record of delivering profitable projects and developing long-term client relationships.Experience managing multidisciplinary teams across sales, design, pre-construction and project delivery functions.Strong leadership, communication and stakeholder management skills.Ability to influence senior decision-makers and develop strategic client partnerships.Commercially minded with excellent negotiation and problem-solving abilities.Passionate about delivering exceptional client outcomes.Personal AttributesYou will be:

The Opportunity
You will take ownership of the Project Management service line across Manchester and Leeds, driving growth, strengthening client relationships, and enhancing service delivery.
Working closely with the Manchester Senior Director and the UK & Ireland Head of Project Management, you will play a pivotal role in both regional leadership and national collaboration.
This is a hands-on leadership role, combining business development, team leadership, and project delivery.
Key Responsibilities
* Lead and grow the Project Management offering across the Northern region
* Drive business development, securing work from both existing and new clients
* Develop and implement the regional service line business plan
* Oversee end-to-end project delivery across multiple sectors
* Build and maintain strong relationships with high-profile clients
* Champion best practice, innovation, and operational excellence
* Collaborate with wider service lines (Development, Built Asset, Engineering & Sustainability)
* Mentor, coach, and develop a high-performing team
* Ensure consistency in quality, delivery standards, and commercial performance
Delivering projects across:
* Industrial
* Commercial Office
* PBSA (Purpose-Built Student Accommodation)
* Build-to-Rent
While leveraging these relationships, you will also bring your own client network to generate new revenue streams.
About You
We are looking for a commercially driven and influential leader who can combine technical excellence with strategic growth.
Essential:
* MRICS qualified (or equivalent)
* Proven project management leadership experience
* Strong existing client network with business generation capability
* Demonstrable success in delivering and winning work
* Ability to lead, influence, and inspire teams
* Excellent communication and stakeholder management skills
You will also be:

* Highly organised with the ability to manage multiple priorities
* Commercially astute with a strong understanding of market dynamics
